Manitook Lake Association Board Meeting, 4 January 2007

Attending: Dick Sonderegger, Bart Barker, Sue Nilsen (host), Elaine Stuart-Thoms, Linda Knorr

Sue Nilsen reported that her neighbor, Paula Collins, died recently. The property is approximately $1800 in arrears. Sue sent a letter to the property owner, Paula's sister, in hopes of collecting at the sale of the house

The street signs we purchased in the summer have still not been installed. Sue talked to the town works department and they said the order had been lost at the manufacturer. They are not worried about installing the signs even if the ground freezes this winter.

Sue gave the treasurer's report. We have $8100 in the bank. 36 residents have paid in full and two have made partial payments. We have paid the town for this winter's snow plowing ($1557) and we expect to pay the real estate tax ($364.04) sometime this month.

Dick Sonderegger suggested preparing a newsletter in the spring to remind the residents of the services the association provides and illustrate how the dues are spent. Sue thought we should also distribute the current rules and regulations with proposed changes to be discussed at the annual meeting. Bart Barker suggested we distribute the newsletter with the annual meeting notice. We could decide on articles to include and assign them at the March meeting then finalize the contents at the May meeting in preparation for the annual meeting to be held in June.

Sue thinks it's time to replace the beach sign as it's over 25 years old and no longer looking good. Dick remembered talking with Gene Suponski earlier about that sign and because it's sign-makers vinyl, it's not something that can be simply repainted, we'd need to replace it. Elaine Stuart-Thoms suggested having a contest to design the new sign and an auction to sell the old sign. The contest and auction would be announced in the newsletter.

Linda Knorr talked with Alberto Mimo from the State DEP and he would be willing to come to one of our board meetings to talk about the lake's health. Unfortunately he could not make tonight's meeting. Linda will invite him to the next meeting tentatively scheduled for February 1st and if he can't make that date, we would reschedule the meeting for a day he could attend.

Linda also thought we could include the lake health write-up she's been working on in the newsletter.

Linda reported that State Line Propane had violated its agreement on keeping a buffer between their development and Gary's property. They clear cut the trees that were supposed to form a forty foot buffer and they even cut some trees on his property. Gary needs the MLA's help to try to convince the town to enforce their own restrictions.

Further Linda reported that Maximum Tree Service had violated its deed restrictions which prohibited milling of wood. He has a miller and he's building a building to house it. The original building was supposed to remain a pavilion but it is now enclosed. Linda would like the MLA to join the fight to get the town of Granby to enforce the deed restrictions they placed on State Line Propane and Maximum Tree Service. The board unanimously agreed to assist however possible.

Elaine reported on a problem with litter near the north entrance of the association. There have been multiple sightings of a car with several teenagers parked in the area who are leaving their trash by the side of the road. Lisa and Don Swanson have called the police and the police have increased their patrols of our roads. Danny knows one the teenagers and mentioned the police to them and the car has not been noticed since. If a parked car is seen in that area, we should alert the police.

The next meeting is tentatively scheduled for February 1st, to be held at Linda Knorr's house.
